Cost Of Construction

What would be the cost of construction of a typical 2500 Sft building?


If you are planning to construct a house, then you might be wondering what would the cost of construction be? Well, to answer this question we will keep this article short and simple.

We will consider constructing a 2500 sft house as a reference. So let's get straight to the point.

For any type of construction, there are basic parameters that govern the overall cost. These are

  • Structural And Civil Works

  • Plastering Work

  • Wood Works

  • Plumbing Works

  • Flooring

  • Fabrication Work

  • Electrical Works

  • Painting Works

Let's discuss each one of them in detail.



Structural And Civil Works

A. Footing, Columns, Foundation, Plinth, Beams, Lintels, Chejjas, Lofts, Staircase, Roof Concrete, and Steel fabrication.

B. Brick masonry for main walls 9” thick & 4.5” thick for partition walls.


C. Roof Slab 6” thickness.


D. Clear roof height 10 feet.


E. Cement proportion - 9” Walls CM PROPORTION (1:6)

4.5” Walls CM PROPORTION (1:4)




Plastering Works

A. Internal Ceiling plastering CM PROPORTION (1:4)

B. Internal wall plastering CM PROPORTION (1:6)

C. External wall plastering CM PROPORTION (1:6)

D. Cement Concrete works CM PROPORTION (1:1.5:3)




Wood Works

A. Entrance door African Teak Frame 5”x 3” section with 30mm thick Teak wood-paneled door with Brass or SS fittings and accessories.

B. Windows will be Red Sal 5”x3” frame with Honne shutters 3”x1.5” thick with 5mm clear glass.

C. Internal bedroom and bathroom doors will be skin door ready-made with cylindrical lock(Europa or doorset) with SS accessories.



Plumbing Works

Toilets will be provided with the following fixtures:

A. Water supply lines- CPVC pipelines for Internal and external lines(Ashirwad or Supreme).


B. Sanitary Lines – PVC 4kg/cm2 For Internal and External lines(Ashirwad or Supreme).


C. Bathrooms will be provided with One Wall Mixer with One overhead shower(SS fittings Jaquar or Ess Ess” Florentine model or Equivalent brand). wall hung Wash basin(20”x16”, basic price-Rs.1500/-) and Western wall mounting commode with Flush valve. (Basic price Commode-Rs.5000, Flush valve-3000). Ceramic fittings will be HINDWARE, CERA, RAK, or Equivalent.

D. Provision for solar connection for All Bathrooms.


E. For kitchen aqua guard, Kaveri points and for utility washing machine points will be provided.

F. 1000 litres capacity PVC tank will be provided for the overhead tank(Brand- Kaveri, Ganga, or equivalent)



Flooring

A. 19mm Granite for Internal floor and stairs. (Basic Price @ Rs.100/sft)

B. 19mm Granite for External stairs with edge polishing(Basic price @Rs. 70/sft)

C. Bathrooms Glazed tiles(12” X18”) for walls up to 7’0” height, Ceramic Anit skid tiles for flooring. (Basic Rate Rs.50/- per Sft).


D. Kitchen counter will be 30mm thick black granite, 2 feet wall tiles above the counter with Stainless steel sink 24”x18( Franke, Neelkant or equivalent)



Fabrication Work


A. External Railings will be MS grill with a simple design.

B. Windows grill will be 12mm sq square Bright rod Horizontal at a distance 4” c/c.

C. Main gate will be provided with MS hollow pipes simple design 9 feet x 4 feet and 3 feet gate for regular movement.



Electrical Works

Each room With 2 light points, 2-5amp plug points, 1-fan point, and an AC point with necessary control switches.

Kitchen and Bathroom provided with one 15amp heating point, light point, exhaust point, and wash basin point with necessary controls.



Painting Works


A. Painting Internal walls & ceiling scrubbing the wall to level 2 coats of putty successfully applying putty followed by water base primer on top 2 coats of premium emulsion paint(Asian make).


B. Enamel painting 2 coats for doors, windows, and M.S Grills.


C. External cleaning the walls by applying one coat of primer followed by 2 Coats of weatherproof paint Asian make.



Others


A. Electricity, Water/Sanitary servicing charges to be borne by the Owner.

B. Electricity up to meter board, water supply & Sanitary up to compound wall at contractors cost beyond that at Owner cost.


C. Front elevation cement finishing (Simple design) included other materials like marble, granite, etc., to be paid extra.


D. Water and Electricity charges for construction are to be paid by the owner.


E. Parapet wall – 4.5” thick and height 3’0” including plastering, painting, etc complete.


F. Waterproofing for terrace floor cement concrete laid to proper slope with 12mm thick cement mortar finish.


G. Compound wall 4.5” thick brick work all round upto height 4 feet with proper supports.

H. Burnt brick masonry with waterproof plastering for Sump tank of 6000 lits capacity will be provided.



Rate Assumptions


Basic Rate for cement at Rs.400/bag.

Basic Rate of reinforced steel at Rs.40000/MT.

Granite at Rs. 100/ sft Solar water heater/ Lighting.

Ceramic Tiles at 50/ sft Kitchen cabinets / Modular kitchen.

African Teak wood at 4500/cft.

Red Sal wood at 1500/cft.

Honne wood at 2000/cft.

Note: Rate fluctuations are common. The Difference would be billed at the time of PO.


Estimation

By considering the above factors, The basic cost of construction per square foot is approximately ₹2000/sft.

Built-Up Area Considered 2500 sft.

Total Cost Of Construction Would be 2500 SFT X 2000/SFT= ₹50,00,000/-


Exclusions

Statutory charges of BWSSB/BESCOM/BBMP.

Borewell, Water divining, etc.

Solar water heater/ Lighting.

Kitchen cabinets / Modular kitchen.

Wardrobes and Interior furnishings.

Any other liaisoning works.

Note:

The Detailed Quotation For Every Specification will be Provided By The Contractors Once the final drawings Are Released By The Architect.

The Interior Cost Can Be Significantly Brought Down If It's Done During The Construction Phase Itself.

The Overall Cost Depends On Various Other Factors Too. Final Layout Of The Building, Locally Available Materials and labour And The Feasibility Of The Site Helps in Determining The Cost And Time Involved.

We Suggest That You Should Always Have The Final Budget Estimate And Time Schedule At Hand Before Commencing The Work At Site. This Not Only Helps To Avoid Any Discrepancies At Site But Also Ensures Smooth Flow Of The Project.
